Common Defects: Even well building and maintained homes have items in less then perfect conditions. Below is a list of some common defects that can be found during a home inspection.

- Roofing Defects:
Roofing problems could be with roofing material, due to aging or improper installation, clogged gutters, clearances of service conductors or rusty roof flashing. This does not mean that the roof needs to be replace, but rather in need of maintenance or repair.
- Electrical Hazards:
Electrical hazards come in many forms such as, lack of grounded fault interrupters, wiring done incorrectly, or ungrounded outlets.
- Ceiling Stains:
Ceiling stains can be caused by past or present leaks. The challenge are to determine if the leak was repaired or will reoccur during the next rain, although discovery is not always possible.
- Water Heaters:
Many water heaters are not installed in full compliance with plumbing codes requirements. Violations include inadequate strapping, substandard overflow, piping, unsafe flue conditions, and faulty gas lines.
- Plumbing Defects:
Plumbing issues commonly found include dripping faucets, leaking fixture, or slow drains.
- Faulty Firewalls in Garages:
Common violations include holes, unprotected attic accesses, door not fire rated, or drywall that is too thin.
